Home Selling Tips

If you’re planning on moving house but you have little or no idea about the process, these top tips for selling your home can help you get a head start.

Declutter. Depersonalise. Dress

How you prepare your home for viewings is one of the most important aspects of selling your house. You want to demonstrate your home’s potential to viewers, so you need to ensure it’s clutter-free and that the viewer can envisage themselves living there. So, this does mean that it’s best to strip each room of excess personal belongings and dress it more appropriately. Think tidy spaces with fresh flowers, bread boards on the kitchen table spilling over with freshly made pastries or perfectly plumped cushions on the sofa.

Lighting and smells are also integral to the ambience. In winter, try soft, warm lighting that feels relaxing and inviting, while in summer, open the windows and let all that fresh air and natural light flood in. Did you know that freshly baked cakes or bread, citrus, pine and vanilla are among some of the favourite scents that waft throughout our homes?

Don’t waste too much money or time on substantially refurbishing or redecorating your home

At the end of the day, you’ll most likely want to make as much money as you possibly can from the sale of your home. Large refurbishment costs like these are unlikely to increase the value of your home at this stage of the sale. By all means give any areas in need of some TLC a fresh lick of paint but certainly don’t fork out for an expensive refurb.

Remember that your agent is a professional so you should listen to their advice

Any well-respected agent should immediately see what the most desirable aspects of your home are, but they should also recognise where it falls short and what might put potential buyers off. If they offer advice on how to make improvements, it’s usually in your best interest to take heed.

Professional Photography & Videography

We only appoint professional photographers because this is what is initially going to get buyers through the door. They will capture your home in the best possible light to attract serious, potential buyers. We do recommend, however, if your appointed agent doesn’t offer this essential service, that you consider sourcing a professional photographer yourself. This is possibly one of the greatest tips for selling your home.

While it might be tempting to take the photographs yourself or leave it to the agent’s valuer, a professional photographer has a keen eye for detail and will use top-of the range equipment that produces high-quality images. They will assess the angles of the shot and use lighting that enhances the space without casting unwanted shadows and reflections. From there, several hours are spent editing the images in the post-production stage, before finally releasing them for marketing purposes.

Best Time for Selling a House in the UK

If you’re considering putting your house on the market, you might be wondering when the best time is to sell. Going off historical data, February to June are generally the best months to sell your home fast. September and October can also be great months to sell once people have returned from their summer holidays in July and August. However, this doesn’t necessarily mean you’ll never sell your home at any other time of the year.

Something else you might not have considered is the day that you put your home on the market. It’s likely that as soon as you launch your property, you’ll begin to get enquiries. By launching on a Thursday or Friday, you’re more likely to prompt viewings for over the weekend.
